1807 Sale
A substantial extract from the indenture recording this sale dated January 10th 1807 can be read here. This leaves a number of issues ambiguous. However, the premises referred to are also mentioned in the 1837 indenture (see below); the common features are:
- The Public House called, or known by the name of, the Magpye;
- Five acres of land in Hingham;
- Two roods and twenty five perches of land situate, lying and being in Hingham and lying near or adjoining to the piece of land containing the one time Public House.
1814 Inclosures

1837 Sale
An Indenture dated November 4th 1837 records the sale by the executors of Aaron Lane (Samuel Lock, William Lock and James Warren) of his estate to James Gapp of Hingham, Farmer. The make up listed in this indenture is shown in the table below; the total makes up the 7 acres, 3 roods and 23 perches by which the farm was often identified until the Ordnance Survey revised the figures to 7a – 3r – 19p.
The Indenture states that James Gapp had contracted with Aaron Lane on October 13th 1836 to purchase the premises for £635, towards which he paid £35; the sale by the executors of Aaron Lane was completed by the payment of the remaining £600.
The Indenture also excludes the possibility of James Gapp’s wife claiming dower on the premises. This was done because otherwise she could still claim dower if the premises had been sold and James Gapp died before her.

1866 Loan to James Gapp
An Indenture dated October 13th 1866 recorded that James Gapp had received a loan from Jeffery Sumpter Coy of Norwich, Gentleman, for £400 at an interest rate of 5% p.a. The premises involved in this transaction were:-

1869 Mortgage to James Gapp
On December 7th 1869, Mary Lane loaned £150 at an interest rate of 5% p.a. to James Gapp.
It was noted that James Gapp already had a mortgage for £400 “of some part or parts thereof” from Jeffery Sumpter Coy of Norwich, at an interest rate of 5% p.a.
In this agreement, it was further recorded that
James Gapp, his Heirs, Executors or Assigns will henceforth insure, and during the Continuance of this Security keep insured, from Loss or Damage by Fire in the Norwich Union Fire Insurance Office, or in some other proper Office, the Buildings comprised in this Security to the Amount of One Hundred and fifty Pounds at the least and produce the Annual Receipts for same.

1870 Sale to Charles Jude
A four part indenture was dated December 15th 1870 between:
- James Gapp of Hingham, Farmer,
- Jeffery Sumpter Coy of Norwich, Gentleman,
- Mary Lane of Attleborough, Widow,
- Charles Jude of Deopham, Farmer.
This indenture recorded the purchase by Charles Jude of the farm for £640, of which £40 was for that part of the estate which was copyhold of the Manor of Deopham Hall. The payments were broken down as follows:

– by Lands formerly belonging to William Jolly and the Right Honourable John Lord Wodehouse North;
– by Land formerly belonging to Richard Jolly in part and by Land formerly belonging to Robert Herring Esquire in other part East;
– by Land formerly belonging to the said Robert Herring in part South East; and
– by the Public Road leading from Hingham to Deopham in other part South; and
– by Land formerly belonging to the said John Lord Wodehouse in part and by the Public Road leading from Hingham to Deopham in other part West.
As the same premises are now in the several Occupations of the said Charles Jude, Henry Beales and Charles Eagling.
Together with all Buildings, Walls, Roads, ways, paths, passages, Waters, watercourses, hedges, ditches, Fences, Rights, Easements and Appurtenances thereto belonging or appertaining.

1871 Mortgage
An “Extract of Title” recorded that there was an indenture dated January 3rd 1871 whereby Charles Jude raised a mortgage on the farm for £500 from George Elsy of Hingham at an interest rate of 4.57% p.a.
1882 Will of George Elsy
The will of George Elsy, dated February 9th 1882, assigned his assets to his executors:-
- Elizabeth Ann Elsy of Hingham, Spinster, the youngest daughter of George Elsy;
- William Bradfield of North Elmham, Farmer, and
- John Thomas Tingey of Scoulton.
1889 Death of George Elsy
George Elsy died on March 19th 1889 and his will was proved by Elizabeth Ann Elsy, his youngest daughter (the other executors having renounced the probate). E.A. Elsy therefore acquired “All such Messuages, Lands, Tenements and hereditaments as were then or at the time of his decease should be vested in him as a trustee of mortgagee in fee nevertheless upon and subject to the several trusts and equities affecting the same hereditaments respectively”.
1889 Sale to Philip Howard
On October 15th 1889, a Conveyance was signed passing ownership of the property to Philip Howard Esquire. This was accompanied by a “Covenant to Surrender” the copyhold portions. The parties to this contract were:-
- Elizabeth Ann Elsy of Hingham, Spinster, mortgagee,
- Charles Jude of Deopham, Farmer, beneficial owner,
- Philip Howard of Hingham, Esquire, the buyer.
It was recorded that Charles Jude had repaid £50 of the £500 mortgage, but also that he was in arrears with the interest payments. Philip Howard agreed to purchase the premises for £380, of which £25 was for the copyhold hereditaments.
The surrender of the copyhold interest is recorded in the Court Roll for the Court of Deopham Hall held on October 19th 1889.
The premises conveyed are described as “all those several inclosures of land lying together in Deopham and Hingham aforesaid containing together by estimation Seven acres, three roods and twenty three perches (more or less) with the messuage, cottages and outbuildings standing thereon”.

The following document shows that the farm was sold for £325 to Mrs Anne Elizabeth Meek of Great Ellingham by Rebecca Howard:

1899 – Sale to Anne Elizabeth Meek
The following plan is included in an indenture dated November 23rd 1899 between Rebecca Howard of Hingham, Widow, and Anne Elizabeth Meek, wife of John Meek of Gt. Ellingham, Blacksmith.
The indenture explains that the £325 agreed at the auction included £25 to cover the cost of surrendering the 2 roods and 30 perches of copyhold land, piece no 2 on the map attached to the inclosures award.
It was acknowledged in this indenture that the estate was previously estimated to contain 7 acres, 3 roods and 23 perches, but is now measured at 7 acres, 3 roods and 19 perches using Ordnance Survey data.

A table at the end of the indenture lists the included plots using O.S. data for the acreage:

1899 Mortgage advanced to Anne Elizabeth Meek
On the same day as she purchased the premises, Anne Elizabeth Meek was advanced a mortgage of £200 with interest at 4% p.a. by Elizabeth Colman of Rockland St. Peter, Widow.
The premises are described as “formerly stated to contain together by estimation Seven acres, three roods and twenty three perches (more or less) but are now containing, according to the Ordnance Survey of the said parishes, Seven acres, three roods and nineteen perches, with the Messuages, Cottages and Outbuildings standing thereon”. It is stated that the premises are occupied by Charles Jude and Elizabeth Leverett.
1903 Mortgage repaid by Anne Elizabeth Meek
An Indenture dated October 20th 1903 (the day before the premises were sold by Mrs Meek) recorded that the “principal money and interest” had been repaid to Elizabeth Colman by Anne Elizabeth Meek.
1903 Sale to Benjamin Tann
There is a memorandum on the reverse of the above indenture from 1899 stating that on October 21st 1903 Ann Elizabeth Meek conveyed to Benjamin Jabez Tann (of 15, Lochaber Rd, High Rd, Lee, London S.E., Storekeeper for the South Metropolitan Gas Company) 7 acres and 1 perch.
The cottage (piece no 271) now known as Valley Dale and the attached pasture (piece no 272) have been excluded from this sale.
