They the Commissioners Do by these presents grant, release, enfranchise and convey unto the Tenant and his heirs
All that piece of land …. Together with all mines, minerals, liberties, ways, watercourses, rights of common and particularly the rights reserved by Section 23 of the Copyhold Act 1894, easements and appurtenances to the said hereditaments belonging or appertaining;
To hold the same unto and to the use of the Tenant in fee simple as Freehold henceforth and for ever discharged by these presents from all fines, quit rents, heriots, reliefs, suits and services and other incidents of Copyhold or Customary tenure …
